Cabot, Cabot, & Forbes: Boston developer makes big bet with Woburn project, with no tenants lined up

Jay Doherty is betting big on Woburn.

The owner of Boston development firm Cabot, Cabot & Forbes held a ceremonial groundbreaking last month for a $125 million, 180,000-square-foot industrial building next to the Anderson Regional Transportation Center. The hitch: He is launching the project without a tenant lined up. That’s unusual in this sluggish economy, especially given the widespread challenges in landing construction financing.

Doherty believes now is the time to strike. During the construction slowdown, innovative companies such as Commonwealth Fusion Systems and Form Energy are developing game-changing technologies and adding jobs, he said. These kinds of “tough tech” companies will want industrial spaces ready to go, not wait two years, the typical time it takes to sign a lease and get the project built.

“These companies, when they emerge from this [economic] cycle and are mature, will need these kinds of facilities,” Doherty said. “They think you snap your fingers and a 200,000-square-foot building . . . appears.”
